Thinking About Buying or Selling in Corona?
You usually see your Realtor when they’re pretty put together.
We’re showing you homes, meeting you at a listing appointment, hosting an open house, reviewing an offer or sitting across from you talking through your next move.
What you probably don’t see?
The messy bun. The workout clothes. The coffee in the cupholder. The calls being made from the car between appointments.
And, in my case, probably some pretty loud music right before I answer your call.
I recently made a funny reel about this because it’s honestly pretty accurate. But underneath the joke is something I wish more buyers and sellers understood:
A huge part of a Realtor’s job happens when you’re not around.
Your Realtor’s Job Is More Than Showing and Listing Homes
From the outside, real estate can look pretty simple.
A buyer finds a house, writes an offer and gets the keys.
A seller puts a home on the market, gets an offer and closes escrow.
But there are a LOT of moving pieces between those steps.
When I’m representing a client, I may be talking with the lender, escrow, title, the other agent, inspectors, appraisers, contractors and my client, sometimes all within the same day.
And when something goes wrong, that communication becomes even more important.
A Good Realtor Is Constantly Watching the Transaction
Once you’re under contract, I’m not just waiting for escrow to close.
I’m watching deadlines.
I’m checking on the loan.
I’m following up on the appraisal.
I’m making sure inspections are completed.
I’m reviewing paperwork.
I’m communicating with the other side.
And if I see something that could become a problem, I want to deal with it before it turns into a much bigger one.
This is one of the reasons who you hire matters.
Negotiation Doesn’t Stop Once the Offer Is Accepted
A lot of people think the negotiation happens when we write or receive the offer.
That’s only the beginning.
Depending on the transaction, we may still need to negotiate repairs, credits, appraisal issues, timelines, extensions or unexpected problems that come up during escrow.
As a Master Certified Negotiation Expert, this is one of the parts of my job I take especially seriously.
My clients may not see every phone call, text or conversation happening behind the scenes, but they absolutely benefit from them.
Sometimes My Job Is Simply Keeping Everyone Moving
Real estate transactions involve a lot of people, and unfortunately, not everyone always moves at the same speed.
There are times when my job becomes following up again…and again…and again.
Where are we with the appraisal?
Did underwriting receive that document?
Has the repair been completed?
Did escrow get what they needed?
Has the other side responded?
It may not be the glamorous part of selling real estate, but staying on top of those details can make the difference between a smooth closing and a transaction that starts falling apart.
You Shouldn’t Have to Manage Your Own Realtor
This is probably the biggest point.
When you hire someone to represent you, you shouldn’t have to constantly wonder what’s happening.
You shouldn’t be the person chasing down everyone involved in the transaction.
And you definitely shouldn’t be the last person to find out there’s a problem.
My job is to help you understand what’s happening, tell you what we need to do next and advocate for you all the way through closing.
Sometimes that happens from my office.
Sometimes it happens standing inside a listing.
And yes, sometimes it happens from my car with my hair in a bun and coffee sitting next to me.
The setting doesn’t really matter.
What matters is that your Realtor is paying attention and getting the job done.
Thinking About Buying or Selling in Corona?
If you’re planning to buy or sell a home in Corona, Eastvale, Riverside, Norco or the surrounding Inland Empire, choosing the right Realtor isn’t just about who can show you a house or put a sign in your yard.
You want someone who knows what needs to happen after the contract is signed, knows how to negotiate when things get complicated and is willing to stay on top of the details until you reach the closing table.
That’s the part of this job I take seriously, even if there’s loud music playing in the car five seconds before you call.
Frequently Asked Questions
What does a Realtor do after an offer is accepted?
Your Realtor helps manage the transaction through escrow, including deadlines, inspections, disclosures, appraisal, loan progress, negotiations, communication with the other parties and issues that may come up before closing.
Does a Realtor negotiate after an offer is accepted?
Yes. Depending on the transaction, additional negotiations may happen over repairs, credits, appraisal results, timelines, contingencies and other issues.
Why does choosing the right Realtor matter?
Buying or selling a home involves contracts, deadlines, negotiations and multiple people working together. An experienced Realtor can help spot problems early, communicate with everyone involved and protect your interests throughout the transaction.
When should I contact a Realtor if I’m thinking about selling?
Earlier than most people think. A Realtor can help you decide which repairs or improvements may be worth doing before you list and which ones you may be able to skip.
